Vision

It makes sense for building owners to seek strategic advice even before the actual architectural design phase begins. It is during this early phase that the crucial course is set: requirements are clarified, interests are carefully weighed, and priorities are clearly defined. This creates a solid foundation for all subsequent planning and decision-making processes.

As a result, decisions are not based on short-term personal preferences, but rather on what is sustainably sound, economically viable, and spatially compelling for the project in question.

This clarity in the early project phase provides direction for all stakeholders, reduces the need for later redesigns, and ensures more efficient workflows in the subsequent project planning. This saves time, costs, and resources. Adequate planning focuses only on what is actually necessary and avoids over-engineering.

We develop strategies with a clear focus on use, context, and future viability, and then translate these precisely and successfully into spatial designs.

GAST

…is a guest on the property. Our task is to understand a project’s requirements, respect its context, and create solutions. Once the goal has been achieved, we step back as architects—knowing that we have made a lasting contribution.

…is a guest on this planet. That’s why we act in line with the 1.5°C goal. Through resource-efficient planning, we minimize our ecological footprint and create architecture that will stand the test of time for current and future generations.

GAST is not only a name that reflects our mission, but also carries a personal story. The name honors the founder’s parents, who came to Germany as guest workers in the 1970s and, through hard work, sacrifice, and humility, laid the foundation for a better life. Their values and dedication inspire us every day.

We stand for an approach that connects and respects people, places, and ideas, and we are convinced that good architecture always makes a positive contribution to our society.

Mladen Milinović is the founder of GAST, which develops projects and supports their implementation through an interdisciplinary network.

In addition to many years of practical experience as a planner and project manager in the architecture industry and teaching positions at the Chair of Urban Design and European Urban Studies, he completed continuing education in real estate economics and conducts research in the field of architectural and urban sociology.

His approach combines architecture, urban development, and social trends into a generalist mindset that goes beyond the mere construction task and strategically and interdisciplinarily manages and implements complex projects.
